Is furniture included?
We offer an optional furniture package, based on availability, which includes the following: a stylish leather-like sofa and arm chair for your living room, an entertainment stand, coffee table, and end table. Your bedroom will be furnished with a full-sized mattress and raised bed to allow for extra storage. Also included in your bedroom furniture is a desk, desk chair, nightstand and dressers that can be stacked or placed under your bed.
Do my roommates and I share one lease?
Yes, our leases are joint and several. That means you and your roommates will sign the lease together. If you can’t all come in the same time it is alright for some roommates to add their signature at a later date, just keep in mind whoever signs is responsible for the full lease. For your convenience, we divide the total rent equally and each roommate has a separate ledger so payments can be made separately.
How does parking work?
Campus Hill offers various parking options. Most apartments have on-street parking which you can acquire a permit for by bringing your lease to Bethlehem City offices. We also offer some off-street parking which can be leased for the year. Please ask your leasing professional for the best parking options for your apartment.

When can I sign a lease for the next school year?

What do I need to do when I am ready to sign a lease?
When signing your lease agreement for the 2018-2019 or 2019-2020 school year, the leasing fees that are due to pay at signing will be: a $85 application fee, a $300 security deposit, a $200 re-decoration fee and a $195 administrative fee. These leasing fees are required from each lease holder when the application is completed. We accept personal checks, money orders and credit card (Visa, MasterCard or Discover) payments for your convenience.
What do I need to move-in?
On your scheduled move-in date, you will have a specific appointment time to come to the office. When you arrive you will need to provide any and all account numbers for utilities that are required for your home. Each property has different utilities, if you are unsure of which ones you will need to contact prior to move-in, call us at the office and we will be more than happy to give you the appropriate contact information. Each resident’s 1st payment will need to be received prior to lease start date and proof of Renter’s Insurance as well. We do have a recommended company who works with our residents. All lease holders can be on the same policy or each resident can provide their own.

Can I pay my rent online?
Yes! For your convenience, we accept online payments with a checking or savings account (e-Check) or even a credit* or debit* card (we accept Visa, MasterCard, or Discover). You can even set up direct debits from your checking or savings account! If you prefer, you can also pay in the office with a check or money order. *Convenience fees may apply.
Do I have to pay rent every month?
No, because we specialize in student housing we offer a convenient payment option to pay your rent on a quarterly basis.
What happens if I am late paying my rent?
All rent payments are due on the first of the month. As a courtesy, we offer a three day grace period that all rent payments must be processed within. A 5% late fee is added to all rent payments that are received after the 3rd of the month, and an additional $5.00 per day according to your lease agreement. Paying your rent in a timely manner is important. If rent or other chargeable items remain unpaid at the end of your lease term, funds from your security deposit may be withheld to cover these charges.
When can I expect to receive my security deposit refund?
Your security deposit refund will be sent out within 30 days after the expiration date of your lease. We will mail your refund to the forwarding address you provide for us during your move-out appointment.
What if one of my appliances is not working correctly? Will I be charged to fix it?
Campus Hill offers free maintenance service for all items that come with your apartment! Our dedicated and knowledgeable maintenance team is here to help. The only reason you would be responsible for the cost of repairs is if something breaks due to your actions or neglect, but if it is not your fault it is not your problem! It is your responsibility to let us know right away if there is a problem, so we can address it promptly.
What forms of payment do you accept?
We accept checks and money orders in the office. We do give the option to pay by Visa, MasterCard or Discover on your resident portal (convenience fees apply). You can even set up payments from your checking or savings account or make an e-Check payment at no cost!!
Can someone hang curtains, or mount pictures, mirrors or my flat screen TV to the wall?
We’re sorry, but our maintenance staff cannot work on or with your personal belongings, but we are happy to give you the name of someone who you can hire to help you.
Where does my trash go?
Each building or house has a designated trash area, generally located near parking. Please check with the office or our maintenance team for your designated area and the trash pickup schedule. Thank you for doing your part to keep the grounds clean!
